Colorado driveways get abused. Winter mag chloride eats into concrete, oil drips accumulate, tire marks burn in during summer, and by year three your driveway looks a decade older than it is. A professional pressure wash removes all of it — and done right, it'll make your concrete look like the day it was poured.

We use a commercial surface cleaner (a 20-inch rotating spinner powered by a 4 GPM hot-water pressure washer) rather than a handheld wand. The difference matters: surface cleaners produce uniform results with no zebra-striping, cover ground 5x faster, and pull oil out of the concrete pores instead of just rinsing it off the top.

The Colorado problem: winter salt and mag chloride

CDOT uses magnesium chloride on Front Range roads because it melts ice down to -20°F. The problem is it tracks onto your driveway with every snow, and unlike rock salt it penetrates deep into the concrete. Over time it causes spalling — those little flakes and pits that make old driveways look chewed up. A hot-water pressure wash in early spring pulls the chloride residue out before it can do more damage. Skip it and you're shortening your driveway's life.

Oil, grease, and rust stains

Old oil stains don't come out with cold water alone. We pre-treat stains with a commercial-grade alkaline degreaser, let it dwell, then hit it with 200°F water from the surface cleaner. 90% of oil stains come out completely in a single treatment. For tough ones (decades-old, soaked deep) we'll sometimes need a second pass — we'll tell you upfront if we think a stain won't fully come out. Rust stains from sprinkler systems, lawn furniture, or fertilizer get treated with a specialty rust remover. Don't try to pressure wash rust off yourself — plain water will just spread it.

  3. Surface-clean the entire driveway in overlapping passes
  4. Detail-wand the edges, cracks, and expansion joints
  5. Rinse everything toward the street drain
  6. Post-treatment if we find remaining stains

Typical pricing

$150-$400 depending on square footage. A standard 2-car driveway (400-500 sq ft) runs $150-$200. Extended driveways with RV pads, walkways, or stamped concrete go up from there. We bid by the job, not by the hour. Once a year in spring after the last snow is ideal frequency for most Front Range homes.

Frequently Asked Questions

Will pressure washing damage my concrete?

Not when done correctly. Using the wrong tip, too much pressure, or lingering too long in one spot can etch concrete — which is why we use a surface cleaner that distributes pressure evenly. Concrete less than 12 months old should be washed at lower pressure; we'll adjust.

Do you seal driveways after cleaning?

We don't currently offer sealing, but we strongly recommend having your driveway sealed every 3-5 years (by a sealing company) after a professional cleaning. The clean surface is the prerequisite for a good seal.

Can you remove tire marks?

Yes — hot water plus our surface cleaner removes tire scuffs completely in almost every case. If tires have been parked in the same spot for years in direct sun, you might see a faint shadow, but it'll be dramatically improved.

What about rust stains from my sprinkler?

We treat those with an oxalic acid-based rust remover before the main wash. One treatment removes most, stubborn ones may need a second pass at no extra charge on the same visit.
