Oil, Grease & Stain Removal on Concrete in Denver
Starting at $75 ยท Licensed & Insured ยท 5-Star Rated
Oil stains are the single most common complaint we hear from homeowners and commercial property managers. They make new concrete look abandoned, they're nearly impossible to remove with a hose and dish soap, and they get worse every time it rains. We remove them โ usually completely, sometimes in a single visit โ using the right combination of chemistry and hot-water pressure washing.
What we remove
- Motor oil drips and pooled oil
- Transmission fluid (red, stubborn)
- Brake fluid and power steering fluid
- Diesel fuel residue
- Grease (kitchen and automotive)
- Brake dust buildup
- Tire marks and rubber staining
- Hydraulic fluid
- Cooking oil (common on restaurant back lots)
Why cold water and dish soap don't work
Oil is hydrophobic โ it repels water. Household dish soap creates an emulsion but doesn't have the chemistry to pull oil out of concrete pores. Concrete is porous (contrary to what most people think), and oil soaks down into the surface over days and weeks. Surface cleaning only hits the top layer. You need heat, appropriate chemistry, and mechanical action to pull oil up and out.
Our method
- Identify the stain type โ fresh oil, aged oil, transmission fluid, and grease all respond to different treatments
- Pre-treat with the appropriate degreaser โ alkaline for grease, solvent-based for aged hydrocarbons
- Dwell time 10-20 minutes depending on severity, sometimes multiple applications
- Hot-water pressure wash at 200ยฐF+ from a commercial surface cleaner pulls loosened oil out of pores
- Rinse and neutralize โ final rinse ensures no chemical residue
- Post-treatment if needed โ stubborn stains sometimes need a second cycle
Realistic expectations
Fresh oil stains (within 30 days): 95%+ removal, usually invisible after. Moderate-age oil (1-12 months): 80-95% removal. Old oil (years): 50-80% removal, sometimes ghost shadow remains. Oil in cracks or joints: partial removal (oil seeps into cracks and can't always be fully extracted). We'll tell you upfront what's realistic. Any honest contractor will.
Typical pricing
Single stain spot treatment (residential garage/driveway): $75-$150. Driveway with multiple stains + full wash: $200-$400. Commercial lot spot treatments: priced by stain count and access. Large commercial degreasing: custom quote.
Frequently Asked Questions
Can you remove every oil stain?
Most yes, some no. We'll tell you honestly before starting. Very old, deep-soaked stains in porous concrete may leave a faint shadow.
Will it damage my concrete?
No โ we match cleaner strength to concrete condition. Old or spalling concrete gets a gentler approach.
Can I do this myself?
Kitty litter or cornmeal on fresh stains (within hours) soaks up surface oil. For anything older, DIY rarely works and often makes it worse by smearing.
Do you seal the concrete after?
No, we don't seal โ but after we clean, sealing the concrete is a great next step to prevent future stains.
How long does it take?
Spot treatments: 30-60 minutes. Full driveway with oil stains: 2-3 hours.
